Project Summary

Florida Keys Resort is an exciting new venture by Index Investment Group, our mission is to create ‘The New’ destination resort consisting of a 95 key luxury boutique hotel and spa along with 15 villas. Amenities include an outstanding USGA certified 18 hole golf course, four Har-Tru tennis courts, aqua range, clubhouse, entertainment complex, Marina and watersports activities, in the “Heart of the Florida Keys.”

Index has chosen the City of Marathon to unveil what will be our third Keys project. Our experience in the Keys supports the decision to expand in the middle Keys, proven by the rapid growth in popularity as witnessed by the rising rents in our existing rental developments as well the rates reported by other local hotels. The current market is clearly under served.

The occupancy rates for both hotel and rentals in the Keys strongly support our decision to invest in the Keys. Our focus groups have also revealed that there is an inherent need for a high quality golf course and resort with fun amenities and entertainment opportunities.

We plan to capitalize on the increasing traffic to the middle Keys and future opening of the Marathon airport terminal for commercial air travel. The resort is less than two miles from the airport making it a convenient destination for private and commercial travelers.



The proposed subject property will be an upscale boutique-style hotel that will operate as an independent resort. The Property renamed Florida Keys Resort is currently operated as an 18-hole golf club and is approved to be a full service hotel consisting of suites, with an additional fifteen 1,495 square foot three bedroom and one-half bath cottages. The property will offer a three-meal restaurant and bar services, roughly 2,000 square feet of meeting facilities, outdoor pool, fitness center, lobby, outdoor tiki poolside bar, tennis courts, sundry store, a 10,000 square foot golf/tennis clubhouse and a typical complement of back-of-the-house facilities. Furthermore, the guests will have access to the adjacent upgraded and renovated 18-hole golf course and the 12-slip marina. 

Plans for the hotel call for a three story building with parking for 98 vehicles on the ground floor, 43 guest-rooms on the first floor and 52 guest-rooms on the  second floor. The dining area will include a bistro bar, a lobby lounge poolside food and beverage service. Additionally, there will be interconnected walkways throughout the property that will connect to each community within the resort.

The majority of land on the site is dedicated to a 106.19-acre golf course use, while 11.7 acres will be dedicated to hotel and 1.4 acres to workforce housing uses.



The 15 freestanding villa units will provide three bedroom configurations with one king bed in the master bedroom, a queen bed in the second bedroom, and two twin beds in the third bedroom; villas will also include a living room and dining room, as well as a fully equipped kitchen.

Each bedroom in the villas will have a full bath, with a half bath powder room and splash pool in the unit.

The villas and suites will feature additional in-unit amenities including multiple televisions, additional case goods, separate living and sleeping areas, kitchenettes in the suites and fully equipped kitchens in the villas.
